The Hilgard STNL Fund was formed in 2021 with a focus on acquiring high-quality, single-tenant net lease assets with longer-term leases. Each property has a sole tenant, resulting in minimal management costs and operating expenses, delivering increased cash flow to the fund’s bottom line. The fund holds 19 assets across eight states nationwide, providing investors with asset-class and geographic portfolio diversification. Investors benefit from attractive cash distribution yields (5%+ annually), a partial tax shelter, reduced income volatility, and redemptions allowed after a two-year period. The fund is open-ended.
